What are the best neighborhoods to live in Downers Grove IL?
Discover the variety of neighborhoods, architectural styles, and community character that make Downers Grove unique.
What are the best neighborhoods to live in Downers Grove IL? It's a question I hear often from buyers considering a move to our community. Having lived in Downers Grove for more than 50 years, I can tell you that one of its greatest attractions is the incredible variety of neighborhoods and housing styles available.
From historic homes near downtown to mid-century ranches, traditional subdivisions, and luxury properties nestled among towering trees, Downers Grove offers something for many different lifestyles and preferences.
Some buyers love the convenience of walking to downtown restaurants and the train. Others are drawn to wooded neighborhoods with large lots, distinctive architecture, or community amenities such as pools and clubhouses.
There's no single neighborhood that's best for everyone. Much depends on what you value most in a home and its surroundings.
Downers Grove has far too many distinctive residential areas to cover in one article, but I'd like to introduce you to five that offer a glimpse of the variety you'll find here.
Orchard Brook: Beautiful Green Spaces and a Strong Sense of Community
The stone entrance monument welcomes visitors to Orchard Brook, an established Downers Grove neighborhood known for its winding streets, natural wetlands, and shared green spaces.
Orchard Brook is a neighborhood I know especially well because I lived there for ten years.
Developed primarily during the 1960s and early 1970s, Orchard Brook was thoughtfully planned around open green spaces, two wetland ponds, and winding creeks. Many homes back up to common areas, providing attractive views and a more open, park-like setting.
Winding, tree-lined streets, mature landscaping, and charming gas lanterns add to the neighborhood's character. Most homes are traditional two-story residences, although there are also a smaller number of ranches and split-levels.
With approximately 325 homes, Orchard Brook offers more than attractive surroundings. Its private outdoor pool, children's swimming area, grilling facilities, and clubhouse have been gathering places for residents for generations.
The neighborhood's competitive swim team, affectionately known as the Pool Rats, is a longstanding tradition. Community activities also include social gatherings, holiday celebrations, and a Halloween parade where costumed children make their way through the neighborhood to a party at the clubhouse.
Having experienced life in Orchard Brook firsthand, I appreciate how its natural surroundings and shared amenities contribute to its distinctive character.
Orchard Brook's winding streets, mature landscaping, and common green spaces create a beautiful residential setting.

Shady Lane Estates: Classic Mid-Century Architecture
Shady Lane Estates is a small, established Downers Grove neighborhood known for its distinctive mid-century modern homes.
Tucked away on the north side of Downers Grove near Fairview and Ogden Avenues, Shady Lane Estates is a small neighborhood known for its distinctive mid-century modern homes.
Developed during the postwar era, the subdivision contains approximately 55 properties on 15 acres. Its California-style ranches and split-level homes feature architectural elements such as low-pitched rooflines, large windows, exposed beams, and open living spaces.
One of the neighborhood's most notable homes is the Kotes-Kenny House at 200 Shady Lane, which received official Downers Grove historic landmark designation in 2021.
Because Shady Lane Estates is relatively small, homes may not come on the market frequently. For buyers who appreciate authentic mid-century architecture, mature landscaping, and established residential surroundings, it's certainly a neighborhood worth exploring.
Shady Lane Estates is known for distinctive mid-century modern homes and beautiful mature trees.
Clyde Estates: Spacious Ranch Homes and Ebersold Park
Clyde Estates is an established residential neighborhood featuring ranch-style homes, generously sized lots, and large mature trees.
Its location directly across from Ebersold Park is a particularly appealing feature. The park offers walking trails, open green spaces, and athletic activities throughout the year. During snowy winters, its large sledding hill is a favorite destination for local children and residents. The area was once associated with the Ebersold family farm, and members of the Ebersold family have continued to live in the community.
For buyers seeking single-level living, larger lots, and convenient access to outdoor recreation, Clyde Estates offers an attractive established neighborhood setting.
Spacious lots, mature trees, and nearby Ebersold Park contribute to the character of Clyde Estates.
Denburn Woods: Wooded Luxury Homes with a Fascinating History
Denburn Woods is one of Downers Grove's distinctive luxury residential areas, known for its winding streets, densely wooded setting, mature trees, and impressive custom homes.
Deer frequently roam throughout the neighborhood and the adjacent woods, adding to the peaceful, natural surroundings. Despite its proximity to downtown, Denburn Woods has an almost secluded, country-like atmosphere.
The neighborhood features a variety of architectural styles, from established residences to substantial luxury properties. Some of its impressive custom homes have sold for well over $1 million.
Its history is equally interesting. The area was once part of Lindenwald, the country estate of Civil War General Arthur C. Ducat, who acquired extensive wooded property in Downers Grove during the 1870s.
Denburn Woods has also been part of the route for the community's Thanksgiving morning race, now known as the Grove Express 5K, formerly the Bonfield Express.
For buyers who appreciate architectural individuality, privacy, and a beautiful natural setting, Denburn Woods is an exceptional area to explore.

Prince Pond: Historic Homes and Downtown Convenience
Historic homes and charming brick-paved streets give the Prince Pond neighborhood its distinctive character, blending Downers Grove's rich architectural history with timeless appeal.
The residential area surrounding Prince Pond offers a wonderful combination of historic charm, distinctive architecture, and proximity to downtown Downers Grove.
Some streets retain their original brick paving, while the homes reflect different eras of the village's development. You'll find historically significant residences, locally landmarked properties, and newer custom construction.
The pond itself has a fascinating story. Originally known as Grove Lake, it was developed in the 1890s as an attractive feature to encourage buyers to purchase lots in the surrounding subdivision.
More than a century later, Prince Pond remains a treasured neighborhood landmark. It has long been a place for winter ice skating, and recent renovations have improved the pond, shoreline, walkways, and playground.
One of the area's greatest advantages is its location. Depending on the property, residents may be within walking distance of downtown restaurants, shopping, the Tivoli Theatre, and the Main Street Metra station.
For buyers who appreciate older homes, historic streetscapes, and the convenience of downtown living, the Prince Pond area offers a particularly appealing combination.

Downers Grove Has Many More Neighborhoods to Discover
If you're considering moving to Downers Grove and want to learn more about the community beyond its neighborhoods, read my article, Is Downers Grove a good area to live in?, where I share my personal perspective on the schools, parks, downtown, transportation, and community traditions that make Downers Grove special.
These five neighborhoods represent only a small portion of what Downers Grove has to offer.
Throughout the village, you'll discover everything from modest ranch homes and traditional two-story residences to mid-century modern architecture, historic properties, townhomes, condominiums, and impressive luxury homes.
Some neighborhoods have homeowners associations and shared amenities, while others developed organically over time. Some are close to downtown and transportation, while others offer larger lots, wooded surroundings, or convenient access to parks and shopping.
The best neighborhood isn't necessarily the most expensive or the best known. It's the one that fits your lifestyle, priorities, and budget.
That's why I encourage buyers to explore different areas before making a decision. Two neighborhoods just a short distance apart can offer very different living experiences.
Local Knowledge Makes a Difference
Having lived in Downers Grove for more than 50 years, attended school here, raised my children here, and worked in local real estate for many years, I bring firsthand experience to conversations about our neighborhoods.
My husband, Martin Tully, recently joined The Tully Team as a licensed real estate broker. Martin served in Downers Grove municipal government for approximately 20 years, including eight years as Mayor of Downers Grove.
His extensive knowledge of municipal services, community planning, and local government complements my experience in the residential real estate market.
Martin also continues his separate law practice but does not provide legal services or legal advice to our real estate clients.
Together, our experience allows us to help buyers explore not only the homes available but also the neighborhoods and communities surrounding them.
