Buying or selling a home anywhere across Chicagoland, from DuPage and Kane to Kendall and Will counties, starts with one key decision: picking the right professional. Yet, when you look at local yard signs, social media posts, or business cards, you rarely see the words "brokerage," "agent," or "team" explicitly written out. Instead, you see names that represent three completely different operational structures:
- The Brokerage (The Business Name): The prominent company logo or firm name printed on the sign, such as a local independent office like Platinum Partners Realtors or a national brand name, that represents the legal entity overseeing the transaction, managing escrow accounts, and ensuring Illinois compliance.
- The Agent (The Individual's Name): A single person’s name that highlights the specific licensed real estate broker who personally handles every step of your transaction from start to finish.
- The Team (The Group or Duo Name): A collective brand name, such as The Tully Team, that represents two or more licensed brokers partnering under their sponsoring brokerage who pool their resources, share workload, and provide continuous coverage.
While these terms are often used interchangeably, they describe distinct legal, financial, and operational setups. Understanding these differences helps you make a smart choice and gives you a clear look at how your agent actually works behind the scenes.
Understanding the differences between a real estate brokerage, a team, and an individual agent helps you know who handles your home sale behind the scenes.
1. The Real Estate Brokerage
Under Illinois law, real estate agents cannot work on their own. Every agent must be sponsored by a licensed brokerage. The brokerage acts as the legal umbrella. It holds escrow accounts for earnest money, oversees state regulatory compliance, and appoints a Designated Managing Broker to monitor all legal activities.
Many people assume all brokerages are massive national franchises that pay for an agent’s marketing, insurance, and supplies. In reality, many local brokerages in DuPage County and the rest of Chicagoland are independent or “boutique” businesses. In these cases, real estate agents typically pay for their own business costs out of pocket. This includes Errors & Omissions (E&O) insurance, MLS access, equipment, software, marketing materials, promotional supplies, digital tools, and local ads.
Local independent brokerages, however, offer deep neighborhood expertise without rigid corporate rules, while simply providing the legal foundation. Your day-to-day experience depends entirely on the specific agent or team you hire.
2. The Individual Real Estate Agent
In Illinois, licensed real estate agents hold the legal title of "Broker." An individual agent manages your entire deal personally, from the first meeting to open houses, contract talks, and final walkthroughs.
You deal with one point of contact for every single phone call, text, and decision. The person pricing your home is the exact same person negotiating contracts on your behalf. Because an individual agent handles everything alone, their response time might temporarily slow down if they are busy, for example, at a closing or showing homes to another buyer.
3. The Real Estate Team
Under Illinois rules, a real estate team is not a separate legal business. It is a group of licensed brokers working under the umbrella of the same sponsoring brokerage. Team structures vary widely across DuPage County and may consist of:
- Large Mega-Teams: These groups use an assembly-line setup with staff serving specific roles, such as buyer agents, listing agents, marketing directors, and administrative transaction coordinators. While this offers constant support, you might be handed off to junior agents or assistants during the transaction.
- Duo & Small Teams (2–3 Agents): A lean, flexible model where two to three experienced agents partner up. There are no hand-offs to junior staff or administrative assistants. All partners actively work on your file, cover for each other during showings, and multiply their availability while keeping direct, high-level client contact.

- Investment in Your Listing: Because real estate agents are independent business owners who pay for their own advertising, software, and promotions out of pocket, look at how they market homes. An agent or small team that personally invests in premium photography, targeted ads, and professional staging brings far more value to your sale.
- Know Who Is Handling Your Deal: If you hire a team, ask upfront: "Will I be working directly with you, or will my account be passed to an assistant or buyer specialist?"
- Agency & Confidentiality: Under Illinois law, agents owe strict duties to their client. If you work with a team, make sure you understand how privacy and client representation work if another agent on that same team represents a buyer interested in your home.
